Our Property Managers liaise regularly with Chairs, Directors and residents to review the services we provide and ensure consistently high standards are maintained.


Your dedicated Property Manager will be your main point of contact, working closely with Directors and residents to understand the needs of your development, review service levels and ensure consistently high standards are maintained. They are supported by a dedicated Account Manager, providing continuity and a joined-up approach to both the operational and financial management of your property. Together, they assist with the preparation of service charge budgets and year-end accounts, process and approve payments, manage client funds and provide regular financial reporting including debtor reports, expenditure reports and updates on any budget variances.


Your Property Manager will also help you navigate the legislation, regulations and lease obligations associated with residential property management. They work with Directors to help ensure the Management Company meets its responsibilities and that the development is managed in accordance with the lease, relevant legislation and industry requirements. Most importantly, your Property Manager is there to deal with the day-to-day management of your development. From answering queries and overseeing contractors to arranging maintenance and ensuring communal areas are well maintained, they provide a consistent and knowledgeable point of contact for your property.


With a dedicated Property Manager and Account Manager assigned to your development, you know who is looking after your property and who to contact when you need us.

Cleaver Property Management continuously monitors the performance of its service providers, ensuring – on behalf of our clients – that they are communicating and responding efficiently and effectively. Third party suppliers will always be vetted and references obtained before employment.

Cleaver Property Management is aware of the importance of carrying out periodic site visits, which is why they form an important part of our Block Management service.
 
As part of a site visit, your Property Manager will check for any maintenance issues that need addressing, and produce a report to document these items. They will also ensure that regular contracted works are being carried out to a high standard, and that residents are doing their part in the upkeep of the property.
 
Our Property Managers are more than happy to meet with Directors upon request. If you wish to arrange a meeting either on-site or at our Wokingham office, please contact your Property Manager to discuss.

Risk Management

Residential blocks require a number of Risk Assessments, including Asbestos Management Surveys, Electrical Installation Condition Reports (EICRs), Reinstatement Cost Assessments (or Building Insurance Valuations) and Fire Risk Assessments (FRAs). Our Risk Management facility is provided via Cleaver Property Services Ltd, to ensure that the properties we manage remain compliant.

In line with recommended time frames, Directors will be informed that an assessment is due and provided a quotation. Upon approval, Cleaver Property Services Ltd will begin the process of organising a qualified contractor to carry out the assessment. A report will be provided on completion and your Property Manager will be on hand to answer any questions.

As part of our Block Management service, we will keep up-to-date with industry regulations and recommended frequencies for assessment. The current timeframes we work on are five years for EICRs, three years for Reinstatement Cost Assessments, and two years for FRAs. Asbestos Surveys are performed on a case-by-case recommendation.

Company Secretary

Cleaver Property Management can also act as Company Secretary on behalf of an RMC or RTM. As Company Secretary, we take on a number of administrative duties. 

This will include taking minutes at AGMs, filing annual returns at Companies House, and even providing the RMC or RTM with a registered office address. 

This service is optional for a fixed annual fee, we’d be happy to discuss the cost and  benefits with you in further detail.
