Overview

In March 2019, it was observed that the pathways around Braybank Estates were in a state of disrepair. As Managing Agents, Cleaver Property Management are required to maintain the estate; in accordance with the principles of good estate management practice and Health and Safety.

The paths were of a standard dark tarmac finish (similar to the road). With cracks all-over, they not only looked unsightly but posed a Health and Safety trip hazard. The Directors were required to address this but at the same time, wanted to invest in a stylish finish to improve the aesthetic appearance and increase the value of the property.

The Solution

With both safety and aesthetic in mind, the Directors agreed on a resin bound aggregate finish. The decision was to proceed with ‘Golden Pearl’, which provided a good contrast with the road, significantly brightening up the estate. 

The biggest concern was access for residents, as the drying time was 48 hours for vehicles and 24 hours for pedestrians. However, with the help of Warren King project managing the whole job and putting in all the necessary provisions, there were very little unforeseen issues to overcome. Weather was another factor, but for the 14-day period we had great sunshine and good temperatures, allowing the material to settle fast. 

The project was completed successfully within the given timeframe, and has improved the overall appearance of the estate remarkably.

Part of what we are trying to achieve at Braybank is to re-establish some of the elegance that was here in the 20s and 30s, when the site was the home of the Hotel de Paris. We are doing that to both add value to the properties and for residents to enjoy as a place to live.

Our footpaths were letting down our search for elegance as they had become cracked and stained over the years and needed an upgrade.

With the active support of Cleaver Property Management, we were able to find a supplier who was sympathetic to our “elegance” approach and they steered us towards the finish we chose. Rather than a standard black tarmac which, whilst cheaper, would have looked much less attractive or elegant.

Cleaver Property Management were supportive and practical throughout the process, steering us through the Section 20 process and providing regular communication support.
