When we took on Mulberry Court at the start of 2019, it was somewhat in a state of disrepair. While familiarising ourselves with the site, we came across a number of issues that needed addressing; there was a hole in the roof that needed repairing, the hand rails on the stairs were hanging off, there was a large amount of overgrown ivy and the front door frames were rotting, among other things.
Having notified the Directors of the various works that were needed to “revamp” the property, they agreed and were more than happy for us to press on.
The Solution
Our first step was to source quotations from various contractors for the works that needed carrying out. Some were able to be completed by our in-house maintenance team, while others required third-party contractors. The biggest job was laying new carpets, which was done to give the property a fresher, more modern look. However, the existing floor was found to contain asbestos, so the carpet had to be installed on top of the lino.
The biggest challenge however, was the sheer amount of smaller jobs that were identified along the way. Within little more than three months, we repaired the stair rails (and installed some new ones where necessary), replaced the front door frames and secured the glass panels, hand painted the external signs, fixed the guttering, repaired the hole in the roof and removed the overgrow ivy (which had made its way into one of the flats!) We also had an electrician sort out some loose wiring and cabling to the exterior of the property, and submitted plans to the council to extend the bin store.
It’s safe to say it was a busy time for all involved, but the results were well worth the effort and we can only thank the Directors/residents at Mulberry Court for their patience and co-operation.
