At Cleaver Property Management, we do our best to help whenever necessary but to ensure you’re never left wondering, we also want you to have access to our free resources.

  • I want to hire a Property Managing Agent, how do I enquire?

    Please call us on 0118 978 7182 or email enquiries to info@cleaverproperty.co.uk and a member of our team will be happy to help. Initially, we will send you our brochure pack and then arrange an on-site meeting to discuss your needs. We will then provide you with a management proposal for your consideration.

  • How do I change my contact details?

    If you need to advise us of a change to any of your contact details, please call us on 0118 978 7182 and ask for your dedicated Property or Account Manager. If they are unavailable, another member of our team will be happy to assist. Alternatively, you can send details of the change to info@cleaverproperty.co.uk or direct to your Property Manager.

  • How can I make a payment?

    Payments can be made by BACS. Our bank details are included on your Service Charge invoice. Alternatively, you can contact your Account Manager on 0118 978 7182 to make payment via debit or credit card. You can also pay monthly by Standing Order if your lease allows; please check the terms of your lease and contact your Account Manager if you wish to set this up. Please note that we cannot set up Direct Debits.

  • What do I do if I cannot make a full payment on the due date?

    If you are unable to make a payment by your due date, please call our Accounts team on 0118 978 7182 and ask to speak with your dedicated Account Manager. If you’re unsure who this is, please quote your property name/number and a member of our team will transfer you to the correct person.

  • Can I see a breakdown of my Service Charge fees?

    Yes, if you would like to see a breakdown of your Service Charge fees, please request this from your Property or Account Manager and they will be happy to provide you with a copy. You can contact your Property or Account Manager via phone or email.

  • How do I make a formal complaint?

    We are members of the Property Ombudsman and have a formal procedure in place for complaints. We of course hope that it won’t be necessary, but in the event that you need to make a formal complaint please put it in writing to Susan Cleaver either by email: info@cleaverproperty.co.uk or post: Cleaver Property Management, Unit 4 Anvil Court, Denmark Street, Wokingham, Berkshire, RG40 2BB.

  • How do I report a maintenance issue?

    To report a maintenance issue, please call us on 0118 978 7182 and ask to speak to your Property Manager, or email maintenance@cleaverproperty.co.uk.

  • How do I contact you out of hours?

    Our out-of-hours service is provided by Adiuvo and is available in the event of an emergency. Adiuvo can be contacted on 0115 896 5158 between 5.30pm and 9am plus weekends and bank holidays.

  • How often will you conduct site visits and will I be informed?

    Our Property Managers conduct periodic site visits to ensure their properties are being well maintained by the contractors employed to carry out regular services. You will not be informed when your Property Manager is going to be on site. However, our team are always happy to meet Directors on-site at their request.

  • Can you help us with insurance?

    Cleaver Property Management is an Appointed Representative of Marsh Ltd and Marsh Commercial is a trading name of Marsh Ltd. Marsh Ltd is authorised and regulated by the Financial Conduct Authority (FCA) for General Insurance Distribution (Firm Reference No. 307511). Not all products and services are authorised by the FCA.

  • My rubbish hasn’t been collected, what do I do?

    If your waste collection is arranged by the council and has been missed, please contact your council direct. If your council has left a note to advise why they have not taken the collection (i.e. bin contamination) please call 0118 978 7182 or email your Property Manager to let them know.

  • How do I report anti-social behaviour in the property?

    If you’re concerned about anti-social behavior taking place at your property, please download a copy of the ARMA Antisocial Behavior Advice Note from our Resources page.

  • What do I do about noisy neighbours?

    If you’re having trouble with noise from your neighbours, please download a copy of the ARMA Noisy Neighbours Advice Note from our Resources page.

  • Can you recommend contractors for non-communal maintenance?

    Unfortunately, we are unable to recommend contractors for non-communal jobs. While we have a database of vetted and trusted contractors to carry out communal works, we do not wish to put our client relationships at risk in the event that a contractor is found unsatisfactory.

  • What if my Property Manager or Account Manager isn’t available?

    If your dedicated Property or Account Manager is off sick, on annual leave or otherwise out of the office, please call us as normal on 0118 978 7182. Be ready to quote your property name/number and the reason for your call, and we will take a message or find the best person to help you.

  • I think I have damp, what do I do?

    If you think you have damp in your property, please take photos and email them to maintenance@cleaverproperty.co.uk. Please be sure to reference your property name/number in the subject line. Please note, this may be chargeable to investigate and if found to be a non-communal issue will be payable by the leaseholder. Suspected damp is often found to be condensation caused by poor ventilation; you can download the ARMA Condensation Advice Note on our Resources page.

  • How do I extend the lease for my property?

    If you’re looking to extend the lease for your property, you will need to contact your freeholder. If you own your own freehold, you will need to instruct a solicitor direct. If you need any further advice, please feel free to call us on 0118 978 7182.

  • I’m a solicitor, how do I request a management pack?

    To request a Management Pack, please email info@cleaverproperty.co.uk and include the property name followed by “Management Pack” in the subject line.

  • I’m a contractor, can I be added to your database?

    We are always happy to hear from skilled tradesmen who would like to be considered for our directory. Please contact our Head of Maintenance via email on maintenance@cleaverproperty.co.uk. Please attach a copy of your Public Liability Insurance and Accreditation Certificates for review.
