Our aim is to provide a structured process to ensure 100% peace of mind, from completion of the building or conversion to the time that we take over the management of the property.

We can help draft budgets for completed projects, and provide advice for other services that your project may include, such as access control, plant maintenance, security and building cleans.

We will work closely with your Solicitors to assist in drafting leases and covenants, and ensuring that completion of sales correctly captures service charge payments, ground rent and/or insurance premiums. We can then arrange to collect such fees on your behalf.

Welcome Packs

Our business is based on family values. We understand that the purchase of a property is a significant and exciting, but often stressful event in someone’s life. Once a sale is complete, we will produce Welcome Packs to all new homeowners, with details of how to deal with any issues and who to contact.

Insurance

We are appointed representatives of Marsh Commercial, who are regulated by the Financial Conduct Authority. Marsh Commercial is a trading name of Jelf Insurance Brokers Ltd. We have a Group Policy that provides us with cover for terrorism, buildings, public liability, engineering and employers liability. We are happy to seek comparative quotes upon request. Please note, not all products and services are regulated by the FCA.

Cleaver Property Management continuously monitors the performance of its service providers, ensuring – on behalf of our clients – that they are communicating and responding efficiently and effectively. Third party suppliers will always be vetted and references obtained before employment.

Site Visits

Cleaver Property Management is aware of the importance of carrying out periodic site visits.
 
As part of a site visit, your Property Manager will check for any maintenance issues that need addressing, and produce a report to document these items. They will also ensure that regular contracted works are being carried out to a high standard, and that residents are doing their part in the upkeep of the property.
 
Our Property Managers are more than happy to meet with Directors upon request. If you wish to arrange a meeting either on-site or at our Wokingham office, please contact your Property Manager to discuss.

Risk Management

Residential blocks require a number of Risk Assessments, including Asbestos Management Surveys, Electrical Installation Condition Reports (EICRs), Reinstatement Cost Assessments (or Building Insurance Valuations) and Fire Risk Assessments (FRAs). Our Risk Management facility is provided via Cleaver Property Services Ltd, to ensure that the properties we manage remain compliant.

In line with recommended time frames, the Freeholder will be informed that an assessment is due and provided a quotation. Upon approval, Cleaver Property Services Ltd will begin the process of organising a qualified contractor to carry out the assessment. A report will be provided on completion and your Property Manager will be on hand to answer any questions.

As part of our Risk Management service, we will keep up-to-date with industry regulations and recommended frequencies for assessment. The current timeframes we work on are five years for EICRs, three years for Reinstatement Cost Assessments, and two years for FRAs. Asbestos Surveys are performed on a case-by-case recommendation.
